Contract structures
Delivery methods we work in
We adapt to the contract structure you are already in. Each delivery method puts the owner in a different position relative to risk and control. We adjust our approach accordingly.
- Design-Build (DB): One team holds both design and construction. Your negotiating power is highest before the contract is signed. We give you the technical read you need to hold them to the design intent after it is.
- Design-Bid-Build (DBB): Separate design and construction contracts. More owner control over design, but the transition between phases is where gaps appear. We bridge it.
- Construction Manager at Risk (CMAR): The builder is brought in early and commits to a guaranteed maximum price. We validate that the number is real and that scope creep does not erode your protections as the work progresses.
- EPCM: You hold the contracts and direct the work; we provide the management layer. Highest owner control, highest owner exposure. We are the experienced hand running the day-to-day.
- Fast-Track: Design and construction run in parallel to compress schedule. The coordination risk is high. We keep the trades moving without letting overlapping phases create rework.
